Moving-out cleanouts in Washington DC

The short answer

If you are leaving a few pieces, price them: sofa $126, queen mattress and box spring set $143, standard dresser $126, desk $83, TV between 42 and 65 inches $68. If you are leaving a unit's worth, price the volume: quarter truck $241, half $431, three-quarters $587, full $732.

The thing that actually decides your cost is when you book relative to your walkthrough. In this metro the crunch weeks are real, and the freight elevator in your building is a scarcer resource than the crew is.

DC moves on cycles, and they collide

Four calendars overlap in this region and each one empties housing.

• The political cycle. Congressional staff turn over heavily after an election and again in January. Administrations change appointees on a four-year rhythm and detailees on shorter ones. Group houses in Eckington, Truxton Circle, Hill East and Bloomingdale turn over as a block.
• The contract cycle. Recompetes move people between Crystal City, Rosslyn, Tysons, Reston and Springfield on no seasonal schedule at all.
• The academic cycle. Georgetown, GW, Howard, American, Catholic, UDC, Gallaudet and UMD College Park all release students within a few weeks in May, and the Langley Park through Hyattsville corridor floods.
• The posting cycle. Embassy and international-organization families rotate on two- and three-year assignments, heavily concentrated in summer.

Booking two weeks out in a quiet stretch is easy. Booking three days out in mid-May near a campus is not.

What tenants here actually leave behind

Predictable, because the furniture was bought for a lease rather than a life.

• The sofa -- $126, or $185 if it is a three-piece sectional that came in flat-pack and is not going back in a box.
• The bed -- $143 for a mattress and box spring set, $68 for a metal frame.
• Flat-pack storage that will not survive disassembly -- bookcase $100, wardrobe $143.
• A desk, because hybrid work put one in every unit -- $83 standard, $108 sit-stand.
• A rug -- $68 large, $33 small.
• Boxes of paper and books -- $45 a box of books.
• The mini fridge, if a student lived there -- $115.

A common one-bedroom leave-behind -- sofa, bed set, desk, large rug -- is $126 + $143 + $83 + $68 = $420. Once anything else is added, the half truck at $431 is the cleaner buy.

The building requirements

In the high-rise half of the market -- Navy Yard, NoMa, the Wharf, Crystal City, Rosslyn, Ballston, Bethesda, Tysons -- the management office gates the job.

The pattern is consistent. A certificate of insurance naming the association and the management company as additional insured, sent to the office days in advance. A reserved freight elevator with a hard start and end. A loading dock window. Frequently weekday-only. Sometimes a building move-out fee, which belongs to the building.

Order of operations that works: get the exact naming language from the office in writing, send it to us when you book, reserve the elevator for the window, confirm the dock and whether the garage has a clearance bar. We produce the certificate at no charge.

The rowhouse version

No paperwork, more carrying, and the street is the variable.

Residential blocks in the District are almost universally permit-parked. The arterials -- Connecticut, 16th, Wisconsin, Rhode Island -- restrict standing during rush. Georgetown has brick sidewalks and street trees and alleys too narrow for a box truck. Old Town Alexandria has one-way colonial-width streets. Mount Pleasant and Adams Morgan have four-floor walk-ups.

None of that changes the price. All of it changes the window. Tell us the block and whether there is usable alley access behind, and the day runs.

Deposit math

Be concrete about why this is worth booking rather than improvising. A landlord or property manager who has to arrange removal after you are gone charges it against the deposit, and they are not shopping for a price -- they are calling whoever answers.

A sofa and a bed set left in a Columbia Heights one-bedroom is $126 + $143 = $269 if you handle it. It is whatever the management company decides it was worth if you do not.

The other deposit line is damage on the way out. Rowhouse stairs turn at the landing, hallway corners in older Dupont and Woodley Park buildings are tight, and the wall is what a sofa hits when two friends are carrying it at the end of a long day.

A sequence that works in this city

• Three weeks out. Decide what is not going with you. Photograph it. Get a number.
• Two weeks out. If it is a building, request the COI wording from management and reserve the freight elevator. This is the long pole, not the crew.
• One week out. Book the removal window for the day after your movers, not the same day. Two trucks on one permit-parked block does not work.
• The day before. Separate the going pile from the keeping pile physically, into different rooms, doors shut.
• The day. Mid-day windows avoid both rush restrictions. Have the elevator key or the alley clear.

What is not charged

• No stair or walk-up fee -- four floors in Adams Morgan prices like a ground floor.
• No below-grade fee -- English basements are ordinary work.
• No fee for the certificate of insurance.
• No disposal fee -- it is inside the prices.
• No same-day premium.

The minimum visit is $75, which covers the case where all that is left is a lamp at $36 and a mirror at $53.
