If it is only a few pieces, item pricing is cheaper. A sofa at $126 plus a queen set at $143 is $126 + $143 = $269, which beats the quarter truck. The minimum visit is $75.
Two very different DC apartments
The word apartment covers two unrelated jobs in this city, and they run differently.
The rowhouse conversion. A floor of a Petworth, Shaw or Columbia Heights rowhouse cut into units, or an English basement under the stoop. No elevator, no dock, no management office. Everything comes out over the stoop or up the basement stair to a permit-parked street. Access is the constraint.
The building. Navy Yard, NoMa, the Wharf, Crystal City, Ballston, Rosslyn, Bethesda, Tysons. Elevator, dock, and a management office with requirements: a certificate of insurance naming the association and the management company, a reserved freight elevator, often weekday-only windows and a move-out fee that belongs to the building, not to us. Paperwork is the constraint.

What is actually in a DC apartment at the end
The metro's churn shapes the contents. A congressional staffer leaving after a session, a two-year fellowship ending, a contractor whose recompete went the other way, an embassy family rotating out, a law-firm associate moving to a firm in another city -- they leave the same things behind.
- A sofa bought for the lease, not for life -- $126, or $185 if it is a three-piece sectional.
- The mattress and box spring, almost always -- $143 as a set.
- A desk, because everyone here works from home some of the week -- $83 standard, $108 for a motorized sit-stand.
- Flat-pack shelving that will not survive a move -- bookcase $100.
- A TV -- $68 for 42 to 65 inches.
- Boxes of paper nobody wants to shred themselves -- $45 a box of books, $37 for a freestanding shredder.
That combination -- sofa, bed set, desk, TV -- prices at $126 + $143 + $83 + $68 = $420, which is why the half truck at $431 is usually the simpler call once there is anything else at all.
The COI and the freight elevator
In the high-rise half of this market, the insurance certificate is the job. Management offices in Navy Yard, Rosslyn, Ballston, Tysons and Bethesda want a certificate naming the association and the management company as additional insured, delivered to the office ahead of the date, and they will not release the elevator without it.
Practical sequence that works here:
- Ask the management office for the exact wording and the exact entities to be named. Get it in writing.
- Send it to us when you book. The certificate is produced at no charge.
- Reserve the freight elevator yourself for the window you booked. Buildings hold these tightly and many do not allow weekend moves at all.
- Confirm the loading dock height and whether the garage has a clearance bar. A box truck that cannot enter the garage still works -- the crew carries to the dock or the street -- but it changes the time the elevator is held.
The rowhouse-unit version
No paperwork, more carrying. The things to say when you book:
- Which floor, and is there a turn. Rowhouse stairs are narrow and usually turn at a landing. It decides whether the sofa comes out whole or gets cut apart at $185.
- English basement or not. The exterior stair under the stoop is a different job from the front door.
- Alley or no alley. Much of Brookland, Petworth and Hill East has a usable service alley behind. Georgetown and parts of Dupont effectively do not.
- Block and time. Permit parking is near-universal residentially, and Connecticut, 16th, Wisconsin and Rhode Island restrict standing at rush. Mid-day windows are calmer.
None of this costs extra. It just decides the window.
Timing it around the DC calendar
Demand in this metro is not evenly spread. Late spring empties the university corridor -- Georgetown, GW, Howard, American, Catholic, and UMD College Park through Langley Park and Hyattsville -- in a few concentrated weeks. January after an election moves a large volume of Hill staff housing at once. Summer is the heaviest general moving season and also the worst for a truck in traffic.
If your walkthrough date is flexible, the middle of a month and the middle of a week is the easiest booking in this city. If it is not flexible, book early and put the certificate request in first, because the management office is the long pole.
What is not charged
- No stair or walk-up fee. Fourth floor in Adams Morgan, same price as ground floor.
- No below-grade fee. English basements are ordinary work.
- No COI fee. The certificate is produced for you.
- No disposal fee. It is inside the item and volume prices.
- No same-day premium.
The building's own move-out fee, if it has one, is the building's. Ask the management office for that number separately.
Three DC cleanouts, priced
- Foggy Bottom studio, GW grad leaving in May. Twin mattress $82, mini fridge $115, desk $83: $82 + $115 + $83 = $280. Or a quarter truck at $241 if there is loose material too.
- Navy Yard one-bedroom, contractor relocating. Half truck, $431, with the COI to the management office three days ahead.
- Eckington group house, three bedrooms, lease ending. Three-quarter truck, $587, because every bedroom has a bed set and the basement has the sofa nobody claimed.
